1. Check the Direction the House Faces

The direction a house faces is one of the first things to check for Vastu. Do not determine it simply by looking at the main road or the direction of the building. The facing direction is generally determined by standing inside the house at the main entrance and looking outward, using a reliable compass to note the exact direction.

Check whether the entrance opens towards North, South, East or West, and note the exact degree if possible. This is important because Vastu assessment can differ based on the specific orientation and the location of the entrance within that direction.

For apartments, check the direction of the main entrance door to your individual flat, not just the direction in which the apartment building faces. Also record the floor plan and entrance position, as these details are needed for a proper Vastu assessment.

2. Verify the Plot Shape

Before buying a plot, check its shape and dimensions carefully. Square plots are generally considered ideal in Vastu, while rectangular plots are also preferred when the length does not exceed twice the breadth. 

A regular shape with four defined corners also makes it easier to plan the house without forcing important rooms or open spaces into awkward positions.

Be cautious with triangular, L-shaped, sharply angled or irregular plots, as these can create cut or missing corners. The location of the cut matters too. A cut in the northeast or southwest is traditionally given particular importance in Vastu and should be assessed before you proceed with the purchase.

3. Check the Main Entrance Placement

The main entrance is where energy enters your home. North, East, or Northeast entrances are preferred. These directions invite positive energy and maintain balance within the home.

Red flags: A main door in the south-southwest section can lead to financial instability and conflicts. Southeast-facing entrances may bring excessive stress. If you’re considering a south-facing home, ensure the door placement falls within auspicious sections (sectors 1-4 from the east side).

4. Look at the Kitchen Location

The ideal kitchen direction is Southeast, which represents the fire element (Agni) in Vastu. Northwest is an acceptable alternative.

Major defect: A kitchen in the Northeast corner is one of the most serious Vastu violations. This placement cannot be easily corrected without demolition. Also check that the kitchen is not directly below or above a toilet or bedroom-this creates conflicting energies.

5. Check the Master Bedroom Position

The master bedroom is generally recommended in the southwest part of the house according to Vastu principles. When checking a property, first identify the centre of the floor plan and determine where the master bedroom falls in relation to it.

Ideally, the bedroom should occupy the southwest zone and have a regular, well-proportioned shape. Avoid properties where the master bedroom is placed in the northeast, as this is generally considered unsuitable for the primary bedroom in Vastu.

Also check the position of the bedroom door, windows and attached bathroom. The southwest corner itself should not be cut or missing, particularly in apartments where the floor plan may have irregular extensions or cut-outs.

6. Verify Toilet and Bathroom Placement

Northwest or West is the preferred direction for toilets. These locations help keep negative energy away from the home’s core zones.

Major defects: Toilets in the Northeast corner (most sacred direction-can lead to financial ruin and health issues) or Southwest corner (affects relationships and mental peace). These are among the most notorious Vastu defects and are difficult to correct without significant renovation.

7. Check the Pooja Room Location

The Northeast corner is the ideal location for the pooja room or prayer space. This direction is associated with divine energy, spirituality, and pure water elements.

If a dedicated pooja room doesn’t exist, check whether the northeast zone is clean, clutter-free, and available for spiritual activities. A toilet or kitchen in this sacred zone is a significant Vastu defect.

8. Observe the Slope and Levels

Land slope matters more than most buyers realize. The ideal slope flows from Southwest (highest) to Northeast (lowest). This allows rainwater and energy to flow toward auspicious directions.

The elevation hierarchy should be: Southwest (highest) → Southeast → Northwest → Northeast (lowest). A plot with slope toward South or West is considered inauspicious and difficult to correct.

Note: In apartments, check floor levels within the unit. The southwest portion should not be lower than other areas.

9. Check Open Space and Natural Light

More open space in the North and East is ideal. These directions should receive maximum natural light, especially morning sunlight. Balconies or terraces in the Northeast are considered very auspicious.

Check window placement: East-facing windows bring beneficial morning light, while excessive western windows can cause afternoon heat problems. The living room should ideally be in the north or northeast zone with open, airy space.

10. Review the Overall Floor Plan

Step back and evaluate the floor plan as a whole. The Brahmasthan (center of the home) should be open and clutter-free. Heavy structures, toilets, or staircases in the center disrupt energy flow throughout the entire home.

Quick checklist: Heavy furniture and structures should be toward South and West. Living areas should be in the North or Northeast. Fire elements (kitchen, electrical panels) belong in the Southeast. Water elements (tanks, sumps) are best in the Northeast.

Remember: You don’t need 100% Vastu compliance. Focus on avoiding major defects in the entrance, kitchen, toilets, and bedroom placement. Minor issues can be addressed with remedies after purchase.
